VILLAGE OF SEA CLIFF
Zoning Regulations Update
ABOUT
Why is the Village updating its zoning regulations?
The last comprehensive update of the Sea Cliff Zoning Regulations was conducted in 1979, a few years after the previous Village Master Plan was adopted in 1970. In September 2023, over 50 years after the previous Plan, the new Village Comprehensive Plan was adopted by the Board of Trustees. The Comprehensive Plan process took over one year, and involved significant input by the Long-Range Steering Committee and the residents of Sea Cliff. The new Plan put forth an updated vision, goals and recommendations for the Village, with a focus on a balanced approach that considers local and regional perspectives, the desire for economic growth and diversification of uses, in the context of sensitive and finite environmental resources.
From a zoning and land use perspective, the new Plan outlined a number of recommendations seeking to address and guide new development and redevelopment within the community in an environmentally sustainable manner while also
meeting the service demands that come with community growth. New York State legislation requires that zoning be undertaken "in accordance with a Comprehensive Plan". With this Zoning Regulations Update, the Village aims to codify the recommendations and objectives identified in the Comprehensive Plan to align the Zoning Code with the current Plan.
